We offer maintenance agreements customized to fit your needs.  It is recommended that you have your air conditioning system serviced twice per year to keep running efficiently.  We offer agreements that provide routine maintenance.  Call us at (941) 779-6760 for more details.

 

 Our Maintenance Agreements include the following

 ·       Clean and check condenser coil:  Dirty condenser
       coils raise refrigerant pressure higher than needed,
       increasing your electric bill.

     ·       Check operating pressures:  This ensures your
       equipment is running at peak efficiency.

     ·       Check starting capabilities:  This is to ensure your
       motors and compressor is operating correctly.

     ·       Check safety controls:  This ensures the motors and
       compressor are starting properly to prevent costly
       repairs.

     ·       Check and replace filters (if needed):  A clogged
       filter causes the air conditioning unit to run
       continuously and may cause the coil to freeze,
       shortening the unit’s life.

     ·       Check and adjust blower components:  Dirty blower
       wheels reduce airflow, causing increased operating
       time and increased cost.  Inadequate airflow is
       another major cause of compressor failure.

     ·       Visually check for correct airflow:  This ensures
       ducts are properly sealed.

     ·       Check condensate drain:  A clogged drain caused
       by algae can cause water damage.

     ·       Check for proper temperature difference:  This is
       necessary to ensure the whole system is operating
       effectively.

     ·       Check all electrical connections:  This ensures no
       terminals are loose, which can cause excessive heat.

     ·       Check voltage:  This is to ensure the equipment has
       the proper voltage applied.

     ·       Lubricate all moving parts where necessary:  This
       will keep bearings from wearing out.

     ·       Check thermostat calibration:  This is to ensure the
       system is cycling on and off properly.

     ·       Add algae tablets to drain pan:  This will prevent
       algae and mold build-up.

     ·       Check Amperage:  This is necessary to ensure the
       equipment is drawing proper current.
